The clients approached BHA with the goal of adding both an income-generating accessory apartment and a new primary suite to their existing home near downtown Charlottesville.  After a thorough study of the project constraints and opportunities, and several design proposals, we determined the best outcome for their needs – building out and up.  The design features a 2-story apartment addition that bumps into the most under-utilized portion of the backyard due to grading issues, effectively creating a new, protected exterior patio for family and friends.  An entirely new primary suite was added to the top floor.  The apartment addition below became a roof deck for the primary bedroom which allowed for a private, protected perch for distant views.  This upper level suite has become a favorite location for the family to gather and watch fireworks, observe the night sky, and retreat from the chaos of life below.  Careful attention to existing structural conditions, spatial configurations, and old-to-new adjacencies were required when building a new floor above the existing home.  The existing spaces were re-configured as well, with a more efficient layout and new windows and doors that allow light to penetrate deeper into the existing home.
